Plans for rental homes next to Cockfosters Tube station given go-ahead

Enfield Council’s Planning Committee has given the green light on Connected Living ‘s proposal. The long term partnership between Grainger plc and will deliver 351 new homes, including 40 percent affordable housing for rent.

The development at is the fourth to be approved and will also provide around 4,200 sqm of public cycle parking,  accessible open space, and new commercial space.  The houses will be across four buildings ranging from one to three-bedroom properties allowing for the project to be available to a range of households.

Designed by Hawkins\Brown, Mae Architects, and JCLA Landscape Architects, the homes will be at a discount to open market rates for rent. Residents can also benefit from a range of on-site facilities such as a gym, lounge, and a Resident Services team.

One of the main aims of these new builds is sustainability, designed to improve building performance, taking into account energy, water, waste, and carbon.

More than 70 trees will be planted across the development alongside wildlife-friendly landscaping and the use of solar panels. Access to Trent Park and the London Outer Orbital Path has been improved on-site for both the public and residents, with the tree planting providing a more natural path, replacing a lot of the hard surfaces with greenery.

The new cycle hub with 60 spaces for the local community encourages sustainable travel. With its excellent public transport connections such as the , the development further promotes sustainability. The scheme will provide seven short-stay parking spaces, 47 public access parking spaces, including 12 blue badge spaces, and a dedicated pickup/drop-off point to help out the area. The homes are being designed to be essentially car-free to improve air quality, with the exceptions of blue badge holders and a car club space.

The four schemes thus far will provide more than 1,400 new rental homes across the city, all including affordable housing and community improvements.

Ben Tate, a spokesperson for CLL and Head of Property Development at TfL, said:

‘We’re really pleased to have been given the go-ahead for our proposed development by Cockfosters Tube station, building on the success of our CLL schemes in Southall, Nine Elms and north Lambeth.

‘This scheme has been designed to provide not only the new and affordable homes that are urgently needed in the borough and across London, but also create new areas of open space and play space that can be enjoyed by the local community and residents alike and re-provide car parking facilities to support the local area. It will contribute around £4.5 million to help improve local infrastructure and services.’

‘We are pleased that the development by Cockfosters Tube station has been approved. Reducing the amount of space devoted to car parking encourages active travel and use of public transport, which is vital for climate change goals, and building here means less Green Belt land is needed for housing.’
